Selling in Santa Margarita: what buyers look at
Santa Margarita is the part of Roses where it is clearest that there is not just one market. It is a flat residential development by the beach, between the marina and Empuriabrava, with two very different products: second-home apartments close to the seafront promenade and canal houses with their own mooring. With apartments, buyers focus on the distance to the beach, the floor, the terrace, the communal pool and the state of the owners' association; on the seafront, sea views from the upper floors are what most sets one flat apart from another. With canal houses, the mooring rules: the boat length it takes, the water depth, how the house faces the canal and the condition of the quay wall and the jetty.
The typical buyer is looking for a second home and is very international — French, German, Swiss, Dutch — with a strong boating profile for the canal houses. Many come after spending several summers here as holiday tenants and know exactly which street and which canal they want.
Because RealAdvisor publishes a price for the whole municipality of Roses, on this page we adjust it to Santa Margarita using our own comparables whenever we have a large enough sample, and we say so. We always make the final valuation by visiting the house: here, one more metre of mooring or one floor higher changes the price.

Sellers' questions in Santa Margarita
Why isn't the price for Santa Margarita the same as for Roses?
Because Santa Margarita is an area of Roses with its own kind of property: beach apartments and canal houses. RealAdvisor publishes the €/m² for the whole municipality; when we have enough comparable properties in Santa Margarita (our own listings and private-seller adverts), we calculate the ratio between the area and the municipality and apply it. When we don't, we show the Roses figure as it is.
How does the mooring affect the value of a canal house?
A great deal, and not in a straight line: what counts is the boat length it takes, the water depth, the width of the canal, the distance to the open sea and the condition of the quay wall and the jetty. That is why the online valuation tool does not give a figure for houses with a mooring unless it has measured comparables with a mooring in Roses: we value them in person, free of charge.
What should I ask the owners' association for before selling?
The certificate confirming you are up to date with fees, which the notary requires for signing, and details of any special levies that have been approved. If works have been agreed, it is worth settling in the arras (deposit contract) who will pay for them. In older buildings it also helps to have the ITE (technical building inspection) to hand if it has already been done: it is the first thing buyers ask about.
Santa Margarita is Roses: what taxes do I pay when selling?
The Roses ones: the plusvalía municipal (municipal capital-gains tax on land) charged by Roses Town Council, which the seller pays, and the tax on the gain (IRPF, Spanish income tax, if you are resident; IRNR, non-resident income tax, if you are not). If you sell your main home and reinvest in another, or you are over 65, the gain may be exempt. We work it out before setting the price so you know what you will be left with.
I live outside Spain: how does the 3 % withholding work?
The buyer withholds 3 % of the price and pays it to the Spanish Tax Agency (modelo 211, the withholding form). You then declare the gain as a non-resident (modelo 210, the non-resident tax return, at 19 %) and that 3 % is deducted; if too much was withheld, you claim a refund. The buyer may also withhold the plusvalía municipal (municipal capital-gains tax on land), because the buyer is liable for it when the seller does not live in Spain.
Do I need an energy certificate to advertise the apartment?
Yes. It is compulsory for selling, and the energy rating must appear in the advert. In Catalonia it is drawn up by a qualified technician and registered with the ICAEN (Catalan Energy Institute); it is valid for 10 years. A low rating does not stop you selling, but buyers will see it in the advert.
Shall we talk about your home in Santa Margarita?
