How it's calculated

This calculator applies the typical criteria of Spanish banks:

  • Monthly payment ≤ 35% of net income: standard debt ratio rule.
  • LTV ≤ 80%: banks finance up to 80% of the appraisal value.
  • 30% minimum savings: 20% down-payment + ~10% for associated costs (transfer tax, notary, registry, appraisal). Costs vary by region and whether it's new build or resale.
  • Interest rate 2.3%: 2026 market average for 30-year fixed-rate. Your actual rate depends on your profile and negotiation.

Banks also assess other factors not included here: job stability, other active debts, age (mortgage usually has to end before 75), banking history, bundled products (insurance, pension, salary deposit).

How much do I need saved to start?

Typically: 20% of the price for the down payment (banks usually finance up to 80%) plus 10-12% for costs (taxes, notary, appraisal, paperwork). Indicative total: 30-32% of the price. If you have less, there are alternatives — ask us.

If I'm self-employed will I get one?

Yes, but the self-employed profile needs special handling. Banks look at your last 2-3 years of tax returns, stable income, and sometimes ask for a higher down payment. We know which banks are friendliest with self-employed applicants.

What if I have other debts or loans?

It counts. Your total monthly debt (mortgage + others) can't exceed 35-40% of your net income. If you're slightly over, we can help you reorganize before applying.

How long does it take from start to finish?

I'm foreign or non-resident — can I get a mortgage here?
