Selling in Roses: what buyers look at
Selling in Roses means selling in a market with two faces. In the town centre and around the harbour, most homes are second-home flats, many in buildings from the seventies and eighties, where buyers look at the floor, the terrace, the lift and whether there is a sea view. On the hillside developments — Almadrava, Canyelles, Puig Rom, Mas Boscà, Mas Fumats — the product is the house or villa with a garden and pool, and what weighs most on the price is the view over the bay and the orientation. That is why an average for the whole municipality gives you a bearing but cannot value your home: two properties with the same square metres can be far apart in price depending on the street.
Buyers are mostly looking for a second home: families from Barcelona and Girona, and French, Belgian, Swiss and German buyers who have known Roses for years. Many buy from a distance, so they arrive having already seen the house in photos and video, with very specific questions about community fees, the tourist licence or the condition of the building. Having that information ready before the listing goes live shortens the negotiation.
Roses also has its seasons: demand picks up most in spring and before the summer, when foreign buyers return to the area. A well-presented home, priced right from day one, does not need to wait for the following season.

The same method in every area we cover, with buyers already searching in Roses.
Your property at its very best
Demand starts with what buyers see. We make sure they see the best.

We help more buyers be able to buy from you
Many sales fall through because the buyer can't finance it. We remove that barrier.
Sellers' questions in Roses
How much is my house in Roses worth?
It depends on the area, the type of property, the views and the condition. The valuation tool on this page gives you an indicative range straight away, using Roses market data. To set the asking price we visit the property: in Roses the floor, the orientation and the street make a big difference in value between homes of the same size.
Who pays the plusvalía municipal when selling in Roses?
The seller. The plusvalía municipal (municipal capital-gains tax on land) is levied by Roses Town Council on the increase in the value of the land, and it must be filed within 30 working days of signing the deed. Since 2021 you can choose between the objective calculation (the cadastral value of the land multiplied by a coefficient) and the actual gain; if you sell for less than you paid, there is no plusvalía to pay. We work it out with you before setting the price.
What documents do I need to sell a flat in Roses?
The title deed, a recent nota simple (Land Registry extract), the latest IBI (annual property tax) receipt, the energy certificate, a valid cédula de habitabilidad (habitability certificate) and a certificate from the owners' association confirming you are up to date with payments. If the flat has a mortgage, you will also need the bank's certificate of outstanding debt. We help you gather everything before the listing goes live.
Do I need a cédula de habitabilidad to sell in Catalonia?
In Catalonia the cédula de habitabilidad (habitability certificate) confirms that the home meets the minimum conditions for living in it. The second-occupancy certificate is valid for 15 years and is issued by the Agència de l'Habitatge de Catalunya on the basis of a certificate from an architect or surveyor. It is required to connect utilities and for a tourist-use licence, and the buyer's notary and bank usually ask for it: if yours has expired, it is worth renewing it before you advertise the house.
I don't live in Spain: what is the 3 % withholding?
If the seller is not tax resident in Spain, the buyer withholds 3 % of the price and pays it to the Spanish Tax Agency (modelo 211, the withholding form). The seller then declares the gain under Non-Resident Income Tax (modelo 210, the non-resident tax return, at 19 %) and that 3 % is deducted; if there is any left over, you claim a refund. The buyer may also withhold the amount of the plusvalía municipal (municipal capital-gains tax on land), because the law makes the buyer liable for paying it when the seller does not live in Spain.
How is the IBI split in the year I sell?
The IBI (annual property tax) is paid by whoever owns the property on 1 January, but it is usual to agree in the contract that the buyer pays the proportional share from the date of the deed. This is set out in the arras (deposit contract) or in the deed itself, and last year's receipt is also the document that gives the cadastral reference.
