Calculating your property's value…

Your property is worth approximately

–

This is an indicative estimate based on your town's real €/m²: the exact area, condition and extras can move it. The full report with real comparables refines the number.

Your property is one the average €/m² can't capture

A home with a mooring or sea views is worth more than its town's average suggests — and we only have one €/m² per town, not per area. Rather than give you a wrong number, we'd rather prepare a real valuation. Free, no obligation.

Selling in Peralada: what buyers look at

Peralada is an inland village in the Alt Empordà, close to Figueres and to the beaches of Roses and Empuriabrava. Its name goes hand in hand with its castle, its summer music festival and the wine of the DO Empordà, and its property market has three quite distinct parts. The old centre, with stone houses and medieval streets, draws people looking for authenticity and village life all year round. Around it are masías (traditional farmhouses) and houses with land among vineyards and fields, for buyers who want space and landscape. And then there is Peralada Golf: the development beside the golf course, with more recently built houses and villas, gardens and pools, where buyers mainly value the view over the course, privacy and the upkeep of the development.

The Peralada buyer is different from the coastal one. There are families who live here or work in Figueres, buyers from Barcelona looking for an inland second home, and an international profile — French, thanks to the nearby border, and northern European — drawn by the golf, the wine and the Empordà way of life.

When selling in Peralada Golf it pays to have to hand the certificate from the owners' association or the development's management body showing that fees are up to date; with a masía, the land classification and confirmation that everything built is recorded in the deed and the catastro (land registry). We prepare all of this with you before listing.

How we sell your home in Peralada

The same method in every area we cover, with buyers already searching in Peralada.

Step 1

Your property at its very best

Demand starts with what buyers see. We make sure they see the best.

Step 2

Maximum visibility from day one

Listing on a portal isn't marketing. It's waiting in a directory for someone to call.

Step 3

We help more buyers be able to buy from you

Many sales fall through because the buyer can't finance it. We remove that barrier.

Sellers' questions in Peralada

How do you value a house in Peralada Golf?

Using RealAdvisor's €/m² for houses in Peralada as a reference, plus a visit, because on the golf development the view over the course, the orientation, the plot, the pool and the condition of the house weigh heavily. The valuation tool on this page gives you a first range straight away; we set the asking price after seeing the house.

What documents from the development do I need to sell?

The certificate from the owners' association or the development's management body confirming you are up to date with fees, which the notary asks for at signing, and details of the regular fees, so the buyer knows what costs they will have. If special levies have been approved, who takes them on is agreed in the arras (deposit contract).

I'm selling a masía: what needs checking?

The land classification (almost always non-developable land), that every building on the property is recorded in the deed and the catastro (land registry), the cédula de habitabilidad (habitability certificate) and, if there are any, the wells, the water supply and the wastewater treatment system. On rural land, extensions are very limited and the buyer will want to know what they can do; being clear about this beforehand stops the sale falling through at the notary.

Who pays the plusvalía municipal in Peralada?

The seller pays the plusvalía municipal (municipal capital-gains tax on land) to Peralada Town Council within 30 working days of signing the deed. You can choose between the objective calculation (the cadastral value of the land multiplied by a coefficient) and the actual gain, and if you sell without a gain there is no tax. On masías with a lot of land, the cadastral value of the land carries weight, so it is worth running the numbers before setting the price.

I'm a non-resident: how does the 3 % withholding work?

The buyer withholds 3 % of the price and pays it to the Spanish Tax Agency (modelo 211, the withholding form). You declare the gain as a non-resident (modelo 210, the non-resident tax return, at 19 %) and that 3 % is deducted; if there is any left over, you claim a refund. The buyer may also withhold the plusvalía municipal (municipal capital-gains tax on land), because the buyer is liable for it if the seller does not live in Spain.

Do I need an energy certificate and a cédula de habitabilidad?

Yes. The energy certificate is compulsory for selling, is registered with the ICAEN (Catalan Energy Institute) and its rating must appear in the advert. The cédula de habitabilidad (habitability certificate) confirms that the home meets the minimum conditions; in Catalonia the second-occupancy certificate is valid for 15 years, and utility companies and the buyer's bank ask for it. If either has expired, we renew it with you before listing.

Shall we talk about your home in Peralada?

We'll tell you which asking price makes sense, which documents to get ready and how we would show your home. No obligation.
