Calculating your property's value…

Your property is worth approximately

–

This is an indicative estimate based on your town's real €/m²: the exact area, condition and extras can move it. The full report with real comparables refines the number.

Your property is one the average €/m² can't capture

A home with a mooring or sea views is worth more than its town's average suggests — and we only have one €/m² per town, not per area. Rather than give you a wrong number, we'd rather prepare a real valuation. Free, no obligation.

Selling in Cadaqués: what buyers look at

Selling in Cadaqués means selling something that hardly ever comes round twice. The village is wedged between the sea and the Cap de Creus Natural Park, planning rules are strict and very little gets built, so supply is short and every house has its own story: whitewashed village houses in the old quarter, homes above the coves, villas on the hillsides with views over the bay, and the area around Portlligat.

Here the average price helps you get your bearings, not value a house. What drives value is the view, the light, the access (by car or on foot only), the terrace and, above all, that everything built is properly registered. Before putting a Cadaqués house on the market we check that the square metres in the deed, in the land registry (catastro) and on the ground all match, and what the planning rules allow if a buyer wants to renovate — because that is the first question from anyone who arrives with a project in mind.

Buyers here are investing in heritage and culture: Catalans and people from Barcelona, French, British and, increasingly, American and northern European buyers, and they value discretion. Many sales close without ever reaching the property portals. That is why we work with a carefully prepared dossier, screened viewings and a network of buyers already searching in Cadaqués.

How we sell your home in Cadaqués

The same method in every area we cover, with buyers already searching in Cadaqués.

Step 1

Your property at its very best

Demand starts with what buyers see. We make sure they see the best.

Step 2

Maximum visibility from day one

Listing on a portal isn't marketing. It's waiting in a directory for someone to call.

Step 3

We help more buyers be able to buy from you

Many sales fall through because the buyer can't finance it. We remove that barrier.

Sellers' questions in Cadaqués

How do you value a house in Cadaqués when there are hardly any comparables?

With RealAdvisor's €/m² as a starting point and, above all, with a visit: views, access, terrace, condition and planning status count for more than the average. The online valuation tool gives you a first range; we set the asking price after seeing the house and what has sold around it.

My house has old extensions: can I sell it?

Yes, but you need to know what is registered and what is not. If there are built square metres that do not appear in the deed or in the catastro (land registry), we look at whether they can be regularised before the sale — for example, with a declaración de obra antigua (declaration of long-standing works). If you don't, the buyer and their bank will spot it, and the price suffers.

Does the Cap de Creus Natural Park affect the sale?

Part of the municipality lies within the natural park, and the rules limit building and extending. It does not stop you selling, but the buyer will want to know what they can do with the house. Asking the Town Council for the property's certificado urbanístico (planning certificate) before listing avoids surprises during the negotiation.

I inherited the house: how are the plusvalía and the gain calculated?

For the plusvalía municipal (municipal capital-gains tax on land) charged by Cadaqués Town Council, what counts is the time since the inheritance, and you can choose the more favourable calculation between the objective method and the actual gain. For IRPF (Spanish income tax), the purchase value is the one declared in the inheritance plus the costs and the tax paid. With houses inherited many years ago, running the numbers before setting the price avoids nasty surprises.

Does an old village house need a cédula de habitabilidad?

The cédula de habitabilidad (habitability certificate) confirms that the home meets the minimum conditions for living in it. An old house can obtain the second-occupancy certificate if it meets the requirements; an architect or surveyor applies for it with the Agència de l'Habitatge de Catalunya. Utility companies and the buyer's bank ask for it, so it is worth having a valid one before you sell.

Can I sell my house without advertising it on the portals?

Yes. In Cadaqués many sales are handled discreetly: we prepare a complete dossier and present it only to buyers with verified means who are searching in the village. You decide who views it and what gets published.

Shall we talk about your home in Cadaqués?

We'll tell you which asking price makes sense, which documents to get ready and how we would show your home. No obligation.
