How property development investment works

Each development project follows a clear cycle:

  1. Deal identification and analysis. We buy land, buildings for rehabilitation or development rights. Only projects whose numbers meet our minimum return criteria of 12% TAE.
  2. Investment structure. We define each investor's capital contribution, guarantees, expected return and target exit date. All documented in an Investment Memorandum.
  3. Capital raising. We open the project to the GC Invest investor network. Typical close in 30-60 days.
  4. Project execution. We handle permits, hire the contractor, supervise construction. Quarterly reporting to investors.
  5. Sales. We sell the resulting units with our own GC Immo commercial team. Access to 200+ partner agencies and international buyers.
  6. Closing and settlement. Once all units are sold, we distribute returns per the agreed structure. Audited, transparent settlement.

Types of projects we invest in

Buy, renovate and sell

We acquire apartments or houses with potential in premium Alt Empordà areas (Roses centre, Cadaqués, Empuriabrava), renovate strategically and resell. Short cycles of 8-14 months, typical returns of 15-25% gross on invested capital.

New build development

We buy land, manage permits, build multi-family or single-family buildings and sell the units. Long cycles of 24-36 months, expected returns of 18-30% gross on invested capital.

Full rehabilitation

Old buildings in historic centres (Cadaqués, Castelló d'Empúries, Roses old town) that we rehabilitate respecting protected volumes. Higher regulatory risk but very strong final sale prices due to the singularity of the product.

It depends on the project. It is usually between €25,000 and €100,000 depending on the size and structure of the specific project. We inform you of the minimum ticket for each available opportunity.

What are the risks of investing in property development?

The main ones: (1) timelines — there may be delays due to permits, construction or sales, (2) final sale price — the market can change, (3) construction costs — they may exceed budget. We mitigate these risks but the risk is not zero.
