Each development project follows a clear cycle:
- Deal identification and analysis. We buy land, buildings for rehabilitation or development rights. Only projects whose numbers meet our minimum return criteria of 12% TAE.
- Investment structure. We define each investor's capital contribution, guarantees, expected return and target exit date. All documented in an Investment Memorandum.
- Capital raising. We open the project to the GC Invest investor network. Typical close in 30-60 days.
- Project execution. We handle permits, hire the contractor, supervise construction. Quarterly reporting to investors.
- Sales. We sell the resulting units with our own GC Immo commercial team. Access to 200+ partner agencies and international buyers.
- Closing and settlement. Once all units are sold, we distribute returns per the agreed structure. Audited, transparent settlement.
